How does Equity Release work?
We understand that home is where the heart is, and that for many people, the key to a great retirement is staying in their current property.
For those typically over the age of fifty-five, Equity Release can provide you with a solution to raise capital from your home and / or to provide an additional income. Although of course it’s always possible to sell a larger property and downsize to release funds, there are many reasons why clients may prefer to stay in their home and instead use an Equity Release product to fund home improvements, provide additional income, fund long term care, to purchase another property or perhaps to provide a financial gift to loved ones or settle a mortgage.
How much equity can I release?
Releasing equity can be an involved process and should take a good deal of thought and care. Some lenders will allow you to borrow up to 50% of your home’s value. However the average equity release is usually about 35%.
How long does equity release take?
If the title on your home is clear, an equity release application can take between 4 to 6 weeks for lifetime mortgages and 6 to 8 weeks for a home revision plan. The full process may vary depending on the level of paperwork involved. We understand that your time is a precious commodity and we aim for a fast turnaround for all our customers.
Equity Release advice
Whilst there are benefits of equity release, the benefits need to be weighed up alongside potential drawbacks, such as equity release can be; expensive; impact on you being able to claim certain state benefits and your personal tax position; impact on local authority grants / other grants; and potentially erode any inheritance passed down to loved ones. Also, there may be alternative options available to you which are more suitable for your individual circumstances.
It is advised that customers seek independent legal advice before entering into a legally binding equity release contract.
We have Equity Release specialists within our team who are able to outline all the available options to you, and provide a suitable solution based on your individual needs, circumstances and preferences. Don’t worry as we can help you understand all the features and drawbacks so you can make a fully informed decision.
